Impact on the construction time of social housing during the implementation of an innovative alternative construction system called PMS

Abstract

The impact on social housing construction times is analyzed through the application of an alternative construction system called PMS (site-cast modular panels). The research starts by acknowledging the housing crisis in Mexico and the need for innovative solutions that shorten times without sacrificing quality. A methodology based on the double diamond model was utilized, complemented by a prototyping phase inspired by Design Thinking, to compare traditional processes with modern technologies, such as prefabricated elements and Formworks. The prototype phase consisted of the construction of a 3 Å~ 1.20 m concrete wall, contrasting its parameters with data from traditional systems. The findings showed that PMS significantly decreases the construction times: 118 minutes compared to 304 minutes for conventional systems, which represents a 38.81% reduction. In addition, PMS puts forward advantages such as repeatability, more independence from highly skilled labor, and improved quality control. The discussion addresses economic and social benefits, as it allows for more viable projects and accelerates decent housing delivery. It is concluded that PMS is an efficient and sustainable building alternative; however, widespread implementation still requires to overcome regulatory, cultural, and training barriers.
